Rental Inspection Program
What is the program?
The City of Ontario Rental Inspection Program (Systematic Health and Safety Inspection Program) is committed to promoting greater compliance with health and safety standards to reduce substandard living conditions in rental housing. This Program will enhance the quality of rental properties throughout the City by providing educational and technical assistance for landlords; ensuring that all rental properties are maintained properly in accordance with local, county, and state health and safety codes. Ensuring that the units are safe to be occupied by tenants is a priority for the City of Ontario.
City staff will inspect rental properties for interior and exterior code violations and issue corrective notices as needed.
What is the program process?
- All rental housing units over seven (7) years old in the City of Ontario will be inspected once every four (4) years.
- Inspection cycle dates are determined by the original inspection date or level of regulatory process used to reach compliance.
- Out-of-cycle inspections may be scheduled due to complaints received against the property.
- If violations are found, the owner will be given a list of items that need to be corrected within 30 days.
- If violations still exist after re-inspection, the owner may be subject to penalties and further action may be taken.
- Once compliance is reached, a letter will be issued to the owner, which includes the next inspection date.
What if my property is no longer being used as a rental?
If your property is no longer being used as a rental, or you recently purchased a property formerly being used as a rental, please contact the Community Improvement Department at (909) 395-2007 to remove the property from the program. Documentation showing the property is no longer being used as a rental property is required to remove the property from the program.
Examples of required documents include:
- Grant deed showing a new property owner resides at the property.
- Gas and electric bills in the property owner's name at the property address.
- IRS Tax Form Schedule E for the prior year showing no rental income was claimed from the property.
Fee Schedule
*3 or more rental units requires a City of Ontario Business License.
**Continued non-compliance may result in additional inspection fees, fines and prosecution costs
